Understand the problem / Outdoor flooding

Flood damage needs a careful assessment

Water entering from outdoors may carry contaminants and create hazards that are not visible. Follow official safety instructions and get qualified help before entering or cleaning an affected property.

Safety comes before salvage

Do not enter a building that authorities have said is unsafe. Avoid moving water, wet electrical equipment and visibly unstable areas. Contact emergency services for immediate danger; this site does not provide rescue or emergency dispatch.

Contamination changes the cleanup plan

Tell the assessor that water came from outdoors. Ask how they will evaluate contamination, protect occupants and decide which porous materials can be saved. Do not treat outdoor floodwater as a clean indoor spill.

Prepare for a separate coverage discussion

Describe the source and timing to your insurer. Flood damage can be treated differently from indoor leaks under a policy. Keep photos and records and ask your insurer directly about coverage.
